This is a brilliant opportunity for an experienced building and construction Project Manager, who would like to commit to the management of an exciting Resort Construction project in Budva, Montenegro. Relocation options could be discussed and assisted with for the right candidate.

Responsibilities

  • Audit, coordinate and update (when needed) the Master Program (Gantt chart)
  • Coordinate and control project consultant selection process (when needed) to make sure credible professionals are available and engaged within the project budget
  • Review and be responsible for project activities
  • Pre-construction management: monitor and complete permitting activities to commence construction in a timely fashion
  • Review draft budget, construction budget, operational budget, cash flow, project timeline, identify bottlenecks and coordinate corrective actions
  • Monitor individual subcontractor selection process
  • Develop an audit programme (plan) and identify recognizable potential risk areas
  • Continuously oversee and monitor deadlines, quality, and budget against the project milestones; identify bottlenecks in a timely manner and notify senior management
  • Audit construction site regularly and provide senior management with reports and recommendations to evaluate payment versus contractual obligations compliance; provide comments to justify issued invoices and potential cost adjustments
  • Implement solutions to eliminate project risks and bottlenecks in a timely manner
  • Write consultation specifications, manage calls for tenders, select companies and negotiate service, supply and/or works contracts
  • Monitor subcontractors’ performance, imposing contractual penalties when required; make sure the construction materials, components, and products are compliant with standards and specifications and do not increase construction costs
  • Audit the entire construction and planning documentation administration within the framework of legislation and Group’s standards for documentation and file management
  • Audit and provide correction measures for construction drawing updates; make sure the project activities are compliant with the most updated and approved design documents
  • Coordinate efficient cooperation between the project stakeholders (project team, design companies, contractors, suppliers, operator company)
  • Initiate and conduct project team meetings (at least weekly) to focus on project aspects and specifics, discuss the underlying causes and implement immediate corrective actions
  • Make sure the project’s investment resources are used in intended and rational fashion
  • Make sure financial and non-financial project KPIs are met
  • Monitor quality, volumes, and deadlines for activities, materials, and equipment directly on the project site
  • Solve project issues within their competence, engaging senior management when needed
  • Produce and provide progress and interim reports for senior management and suggestions to improve performance
  • Continuously monitor progress timeline, review and approve identified disputes with general contractor prior to approving monthly invoicing
  • Evaluate project performance, outline key indicator variances in detail
  • Evaluate and defend financial benefits brought by project changes

You will be/have

  • At least 7 years of construction project management experience in similar 4-5* resorts ideally, successful track record
  • Experience in end-to-end construction project implementation (hotels, resorts and similar properties) at Customer’s (priority) or General Contractor’s side in the role of construction project manager
  • Knowledge of goal setting in construction from comprehensive land development plan to structures and reconstruction as part of a summary plan, including buildings, extensions, and utilities
  • Experience in collecting initial data for design and conceptual study
  • Experience in developing complex milestone timelines for all project stages, from pre-construction to design and construction
  • Experience in complex alignment between technical and economic parameters of the properties with estimated engineering resource requirements
  • Knowledge of master plans for external MEP and line charts for on-site utilities
  • Experience in monitoring technical and economic nature of project decisions
  • Experience in quality and timeline control for design and subsequent construction activities
  • Experience in organizing remote work with contractors from the head office, including communication arrangements, conference calls, meeting minutes, efficient data exchange, timely complete and clear progress reporting.
